For a long time Downtown was where you worked, not where you lived. That has flipped. Worldcenter alone is one of the largest urban developments in the country, and the skyline is filling in with supertalls that did not exist on the drawing board five years ago. The center of gravity is moving here.

What makes Downtown different from Brickell next door is that it is still earlier in its arc. Watch 01

Delivery timelines on the supertalls. The tallest towers carry the longest build risk, so the construction loan and developer track record matter more here than almost anywhere.

Worldcenter buildout pace. The value thesis leans on the surrounding retail and density actually arriving, not just the tower you buy into.

Watch 03

Transit proximity. Walkable access to the Brightline and Metromover hub is the durable part of the Downtown bet.
