Edgewater is where you can actually see the bifurcation with your own eyes. Walk two buildings down from each other and you will find one boutique owner occupied tower holding its value, and one large investor heavy building with units stacked up and price cuts on the board.
The softness is concentrated in the buildings with high rental turnover and a lot of investor owners trying to exit at the same time. The boutique end, where people actually live, behaves completely differently. Same neighborhood, two outcomes.
If you are buying here, the building matters more than the zip code. The address tells you very little. The owner mix and the rental concentration tell you almost everything.
What to Watch
Price per foot trend versus two years ago. Edgewater has given back a meaningful amount off the peak, which is the opportunity if you pick the right building.
Bay frontage and view protection. An unobstructed water view that cannot be built out in front of you is the part of Edgewater that holds.
