Miami Beach plays by different rules because they stopped making land here a long time ago. Strict zoning and a built out barrier island mean new pre-construction is the exception, not the norm. Scarcity is the whole thesis.
That scarcity cuts both ways. The premium product and the protected locations hold up well because there is no flood of new supply coming behind them. But the older Art Deco and mid century stock carries real reserve and resilience risk that you have to underwrite carefully.
When something new and well located does launch here, it is worth paying attention, precisely because there will not be ten more like it next year.
